HAMPTONS, NEW YORK MOBILE HOME TRAILER SELLS FOR STAGGERING $3.75 MILLION

Real estate prices in New York’s Hamptons have been way above average for years.  The demand for property there by wealthier buyers has only increased year after year for several decades.  But it’s still astonishing to hear that the current down market isn’t having too much of an impact on sales there.  And certainly not prices if this is any indicator.  A condo-trailer just sold for a staggering $3.75 million.  While the mobile home is an ocean front property, the price makes it clear that the Hamptons will continue to be a market outlier.

HAMPTONS TRAILER PARK REAL ESTATE SCORE OFFERS A GRAND TOTAL OF 800 SQUARE FEET

This is only made clearer when you consider the amenities in this property.  It is a mobile home, or trailer.  It offers a grand total of 800 square feet of living space.  And, well, that’s pretty much it.  For $3.75 million, there’s really not much you can pack into such a small unit to merit such value.  But location?  Location, location location is what is driving this price, though it remains shocking.  To be fair, this isn’t just a trailer mobile home; it is a condo-trailer, located in the Montauk Shores complex.

Montauk Shores complex still bills itself as “Montauk’s best kept secret.”  It is a 65-year-old trailer park that now has a shabby-chic status, mostly driven by the fact that it is located in Ditch Plains, a major draw for surfers that spans two miles of sandy cliffs and the best waves on Long Island’s East End.  And clearly there is demand for this surfing location by those with incomparable means.  It’s worth noting that this is the same unit that Jimmy Buffet got into a bidding war over back in 2005.  Buffet didn’t get the sale, though he reportedly offered $30,000 more than the then sale price of $430,000.
